Garage conversion building regulations

When converting a garage you must apply for building regulations approval before you start work and Premier Conversions will take care of that for you. The Building Inspector in your area inspects the work as we progress and when the conversion is complete he sends you a completion certificate.
The building regulations are very specific and we will ensure that your new garage conversion will meet the following:

Foundations for your garage conversion

When we excavate the door area we will ensure that the foundations are suitable for the additional masonry loads from the new inner wall or garage door infill. We will ensure that the correct foundations, beams, lintels, wall construction,damp proof courses are used.

Weather resistance for the walls of your garage conversion

We will ensure that all walls will resist the passage of moisture if they are not already cavity construction. Thermal insulation will be provided to walls, floor and roof.

Flooring for your garage conversion

Most garage floors are of a concrete construction so we will check that a damp proof membrane has been installed and if not we will install one. If the floor is suspended we will ensure that the sub floor has adequate ventilation.

Ventilation of your garage conversion

We will ensure that you have enough ventilation in your new room. The new window will have to have an opening of at least 1/20th of the floor area unless it is a bathroom which can have any open-able size.

If your new room is to be a kitchen, utility room, bath/shower room or WC with no open-able window then it should be provided with a mechanical extract fan to reduce condensation and remove smells.
